Six Questions Your Fitness 19 Franchise Financial Model Must Answer

We built this franchise unit financial model using our own research to provide a realistic look at the unit economics of this fitness concept. Key assumptions like the $16,500 franchise fee, 5% royalty, and $220,000 equipment package are pre-populated and fully editable. The model shows a clear path from a $780,000 year-one start to a mature $570,000 EBITDA by year five.

When will the unit reach profitability?

Based on the data, these fitness franchise startup costs are offset by a fast ramp-up, reaching operational breakeven by March 2026. While year one shows a solid $188,000 EBITDA, true bottom-line strength arrives in year five as revenue hits $1.67 million. You will defintely need to maintain high membership volume to offset the fixed $10,000 monthly rent.

Strategic Profitability Drivers

  • Upsell personal training services
  • Scale corporate wellness contracts
  • Optimize front desk staffing
[dynamic_pic9]

How much capital is required?

You need approximately $651,500 to get the doors open, with the bulk of funds hitting leaseholds and equipment. This capital expenditure budget accounts for a $16,500 franchise fee and significant outlays for cardio and strength machines totaling $220,000. This financial feasibility study for boutique fitness studio shows a minimum cash need of $631,000 by May 2026 to stay liquid.

Primary Capital Uses

  • Leasehold Improvements: $200,000
  • Cardio Equipment: $120,000
  • Strength Equipment: $100,000
  • Flooring and Mirrors: $60,000
[dynamic_pic10]

What is the expected ROI?

The model projects an Internal Rate of Return (IRR) of 2.57% and a 5-year payback period. While the ROE (Return on Equity) sits at 1.03, the real value lies in the scaling EBITDA, which grows from $188,000 to $570,000. Calculating ROI for gym franchise investment here assumes you hit your membership targets and manage financial performance metrics for gym franchises closely.

Key Investor Metrics

  • 5-Year Payback Period
  • 2.57% Internal Rate of Return
  • $570,000 Year 5 EBITDA
[dynamic_pic11]

What is the break-even point?

The unit hits its monthly break-even point in March 2026, just three months after launch. This rapid timeline depends on hitting $350,000 in membership fees in the first year while keeping the recurring revenue model stable. Estimating monthly operating expenses for a gym is critical since your $15,000+ in fixed monthly costs won't budge regardless of traffic.

Breakeven Levers

  • Aggressive pre-opening sales
  • Control cleaning supply waste
  • Minimize part-time staff churn
[dynamic_pic12]

What is the cash runway?

Your lowest cash point occurs in May 2026 at $631,000, meaning your initial capitalization must be robust. A cash flow forecast for new fitness gym location shows that early membership growth is the only thing protecting you from a liquidity crunch. We recommend using a franchise profit and loss statement template to track monthly variances against this $631,000 floor.

Cash Protection Steps

  • Phase equipment delivery dates
  • Negotiate rent abatement periods
  • Delay non-essential hiring
[dynamic_pic13]

How do different scenarios perform?

In a high-revenue scenario, year-five EBITDA could exceed $600,000 if corporate contracts scale faster than the base plan. Conversely, a low scenario where membership growth lags by 15% would push the payback period well beyond the five-year mark. This financial model for multi-unit fitness locations allows you to stress-test these variables before signing a long-term lease.

Hitting the High Case

  • Hyper-local marketing focus
  • High trainer retention rates
  • Strong corporate outreach programs

Booted & Suited
Color: Black, Size: Small, Color: Black, Size: Small
This is my 3rd son & my last to do the "prom" thing. Usually we go on a popular store chain website where you usually have to buy everything ala individually. Here I could get everything I need, 3 piece suit, button up shirt, black velvet loafers, and a wrist corsage for her & a Boutonniere for him all here on Amazon with money to spare. The suit needed a little steaming and we did have his pants hemmed we listened to the other ppl on here & realized this obviously runs very large so we reluctantly ordered a small when he usually wears a Men's medium. We were very happy because the fit looks tailor made to me so size down. If you're on the way more slender side get a XS. This runs very large my son is 5"11 and works out consistently & is approximately 155-160 lbs. The material was wonderful Nice not some weird material what you would expect for a suit/tux .I love the satin lined lapel that added some extra flair...we opted to wear a thick chain instead of the bow tie that it did come with a lot of ppl said they didn't get one, well we did. Everything in the pic on my son came from Amazon (except his Girlfriend's dress) even his unique Boutonniere & her corsage that are made from faux flowers to keep forever. I love this suit, this price, and most of all the quality you might as well just buy it because renting it is about the same price & this one you get to keep!

Decent Slim Fit Tux
Color: Midnight Black, Size: Large
This will work. In ordering the tux I don't recall seeing the set advertised as slim fit but it definitely is. My husband is 6'2" and 185 lbs. and is a runner. This suit just fits. The pants are thankfully long enough (he wears a 34/34) and the vest fits well however there doesn't seem to be an inch to spare in the jacket. He says it feels fine on, doesn't feel too snug, so that's all that matters. He needed a tux for a black tie wedding we'll be attending next month and this will fit the bill at a good price for something he'll likely never wear again. Note: the Suit comes folded up in a plastic bag and will need to be pressed before wearing.

I'm going to be fair on this one
Color: Black, Size: XX-Large
TLDR; Ordered one (XL), too tight. Then ordered a size up (XXL), it was ok-ish but the sewing was horrible. Ended it up returning both and I still give them 4 stars (because this review is fair) So to my review: I wanted to like this suit. It had great reviews and it is, in all honesty, not that expensive. When I ordered the first suit (XL) I noticed that the fabric was super cheap but somewhat passable. The jacket did not close at all but the pants fit and they were surprisingly decent-ish. It is a slim fit suit so take it from there... the pants were tight in the leg BUT I did welcome A LOT the fact that comes with an elastic waist so it is pretty adjustable. THAT right there is probably one of my favorite things about this suit. I was on the fence of liking this suit so I thought maybe if I tried a bigger size it would made a difference. So then I ordered an XXL and arrived the next day, great. Tried it and the jacket now fit but the pants were not the best fit of all... don't get me wrong, the elastic waist worked great and it was helpful but I definitely needed a belt for this one. Regardless, upon inspection of the new jacket I noticed that the one side was uneven. In the back, there is a separation between both sides, joined by a thin thread that joins both flaps together. You could tell that one side was longer than the other. I was upset but gave it some thought because this is what happens when you buy these type of things online, you are bound to find some items that may or may not work for you. By the way, it comes with a nice vest (waaaaay too tight regardless the size) and a bowtie, which, in my opinion, just don't bother with this one guys Truth be told, you can get a suit from a brand name retailer (on sale) for about $150- $200 that you might not encounter those QC issues but you might not have the same features as this one. Unfortunately, I don't have the time hoping the next one will be perfect. It has it place in your life. If this is for a kid, prom, maybe a cheap wedding that you have to attend, it has its place given the price and features, but if you are going to use it for a gala event please don't, you will NOT look great.... that is why, even though I had to return both, I still gave it 4 stars and I will be buying a tux separates. More expensive, yes but it will also compliment my look completely. It won't be a one use only. Hope this helps P.S: Shipping has LOTS to be desired!! it comes in THE plastic bag that the suit comes folded in, nothing to protect it from the elements when its delivered, not even a shipping bag!!!. For that alone they will get a 1 Star (but that is on Amazon)
